Thinking About Buying


Thinking of buying a new home – I’m here to help you! It doesn’t matter if you’re looking at buying a mobile home, condo, duplex, single family home, or new construction – you need a realtor on your side. The first step is to get you “pre-approved” for a mortgage, unless, of course, you are a cash buyer. This is extremely important in today’s market. There will be many buyers looking at the same home. The seller will entertain the offer with the best price and the best financing terms. If you need help in finding a lender, all you have to do is ask. There are many lenders out there – you need one that will give you the best terms and service. Your financing must in place before we start looking at homes. We will need to sit down and discuss your wants, wishes and needs. We can do this at any one of our three offices in Bradenton. Once we know what we are looking for, we will go online and preview the homes in your price range. We will narrow the field to a workable number, then we can make arrangements to see them. If you are not local, I will email you listings and would happy to preview those homes of interest to you. You will find that I am a very patient person and we will look at as many homes as it takes to find the perfect one. Once we have found the home of your dreams, I will prepare a written offer. You will need to submit an earnest money deposit with your offer. I will then negotiate your offer with the other agent (s) and/or seller to ensure that all parties are in agreement as to the price and terms. Once we are under contract, I will strongly recommend that you obtain a professional home inspection. I can provide you with a list of reputable companies. We will also need to schedule a pest/termite inspection and possibly a survey. Your lender will arrange for an appraisal. I will be at these inspections with you or for you if you cannot make arrangements to be there. We will work together to ensure that all contingencies are met in a timely manner so that the closing will not get delayed. My goal is to accompany you to the closing table. There may be a little stress or anxiety along the way, but that is when you pick up your phone and call me. I will be there for you every step of the way. Buying a home should be a happy experience. When we leave the closing table, all parties should be smiling. That means I have done my job, and gained another friend.
