- I will prepare a comprehensive market analysis to include homes for sale in your neighborhood, as well as those that are under contract and those that have sold in the past year to assist us in setting the right price for your home.
- I will give you suggestions to ensure your home will make a good first impression and lasting impression on all prospective buyers.
- I will prepare a net proceeds sheet detailing your expenses and the return you can expect.
- I will explain the offer process to you and negotiate the sale of your home to bring you the highest price possible in the shortest amount of time.
- I will preview other homes for sale in your neighborhood – we need to know our competition.
- A professional black and gold post yard sign will be installed and flyers will be available to prospective buyers.
- Pictures sell homes and multiple pictures will be entered in the Multiple Listing Service (MLS) and my website immediately.
- I will create a virtual tour of your home – a valuable tool for those buyers searching the internet for a home.
- Your home will be advertised extensively on the Internet (Realtor.com, ManateeCountyHomes.com, Century21.com, and my website BevSaunders.com),as well as many others.
- I will hold an “Open House” if you so desire
- I will hold a “Broker’s Open” if you so desire
- I will share your listing with my associates at Century 21 All Aces in the event they are working with buyers that are looking for a home of your caliber.
- I will share your listing with all REALTORS® at the weekly meetings of the Manatee Association of REALTORS® - the more exposure the better.
- I will communicate with you on a regular basis, giving you feedback from showings, especially with regard to pricing and any areas of concern.
- I will keep you apprised about other homes for sale in your neighborhood.
- I will announce your listing to neighbors and my sphere of influence, in a continuous effort to market your home.
- If you are moving locally, I will help you find your dream home.
- If you are moving out of the area, I will put you in touch with another agent who will give you the same professional service.
Once your Home is Under Contract
- I will be there for and/or with you during the professional home inspection so that you understand any repairs that have to be made.
- I will assist you with the contacts to complete any repairs that need to be made.
- I will ensure that any and all contingencies are met in a timely manner.
- I will go over the closing (HUD) statement with you prior to closing to answer any questions you may have.
- I will be with you at the closing.
After the Closing
